In 2011 Links managed twenty homes in Park City and the Mountain House Lodge, a hotel in Aspen, CO. What am I paying for in the total rental cost over and above the nightly rental rate? The total rental cost includes taxes Can I purchase trip insurance for my vacation? Links offers trip insurance through CSA, a nationally known travel insurance provider. How do I know that the home will be as advertised? Links strives to fill a gap in the vacation home rental industry of consistency. We do our best to consistently respond to rental requests in a timely fashion, work with the best service providers in Park City (after much trial and error) to provide consistent hotel level cleanliness, consistent sheets and towels, modern electronics and amenities in each and every home. As a homeowner how do I benefit? Links helps homeowners monetize their second homes through cash flow and travel currency or credit. How do I join Links/3rd Home rental and exchange Program? You can join Links by depositing four weeks of vacation time in your second home. What is the cost of joining the Links Luxury Rental Program? Assuming your second home is a well stocked vacation home the out of pocket cost of joining Links is zero. Links fronts the costs of the professional photo shoot, home staging, web page design, marketing fees, deep clean and the linens. The cost of the aforementioned items are then deducted from the first rental or rentals. What is the cost of traveling to a Links home anywhere in the world? The cost of travel is $495.00 per booking (one week increments) to enjoy your weeks of travel to other club homes of similar value. Home owners are responsible for a cleaning fee each time a Links club guest stays in their home. How much are the cleaning charges? Cleaning charges range from two hundred dollars ($200) to six hundred dollars ($600) depending on the size of the home, number of bedrooms and cleanliness of the property upon your departure. Once you choose a home for your vacation a cleaning estimate can be provided. Can I upgrade to a more expensive home for my vacation? Yes, you can upgrade by giving up days of travel as a Contributing member (Example: Your home is worth one million and you desire to stay in a 3 million dollar home you give up 3 days for one day, 30 days deposited equals 10 days of travel). Purchasing members pay for their level of travel through the payment of their annual membership fee and can upgrade by giving up days of travel. How is the value of my home determined? You set the value of your home and we verify the value upon inspection and research of comparable sales and asking prices in the area. Are there any hidden charges or other fees? There are no hidden charges or fees although additional costs may be incurred through the request for ancillary services such as grocery stocking, spa services, chef services, drivers, etc. Can my family members use my Links travel days? We encourage members to have their families travel to club properties. The signing, or “Primary member” and the Primary member’s spouse are authorized to make reservations for family members (including: children, siblings or parents). If the designee is under the age of twenty five, the Primary member or members spouse must be present. The Primary member is responsible for ensuring that all family members who use the Club comply with the Club’s rules and regulations, and honor the Club’s philosophical commitment to treat each home like their own. Can I be asked to leave the Club? You may be asked to leave the Club in the event you are in default, according to the Terms and Conditions of Membership and the Contributing Member Agreement. The Club also reserves the right to terminate membership upon providing appropriate notice. Details of termination can be found in Article 11 of the Contributing Member Agreement. What do I need to do to my home before it is accepted? Prior to your home being accepted into the Club, a review of the physical property is conducted, a list of house standards items (dishes, coffee maker, linens, blow dryers, etc.) is verified and a management plan is generated. Links provides a turn-key solution to home exchange and property management. Links constantly strives to insure complete privacy and minimize the inconvenience to you as the property owner. Will my house be respected? What if there is damage? The founders of Links own second homes and understand the concern of maintaining vacation property condition. The Property Guidebook outlines the procedures and processes used to proactively manage properties in the network. Member documents outline the process of what happens in the event of damage. Can I use other exchange or property management services? Links experience is that dual management of a property is difficult to manage and therefore does not work. Do I need to know the specific weeks I’m contributing? Yes, you can pick the weeks you contribute. Our system will allow you to maximize the utility of your property by allowing you to designate the prime weeks you bank inone week intervals. How is my property managed? Each property has its’ own web portal. The web portal includes photographs, property description, calendar, task list for service providers, task status reporting and quickbooks accounting integration. The cost of building and maintaining your homes web page is included in your annual membership fee. Can Links act as my property manager to generate cash flow? Yes, links specializes in marketing homes for rent and generates maximum cash flow through occupancy and nightly rental rates for our home owners. What does Links charge for Property Management? Links charges thirty percent of all rental income (after deducting marketing costs of up to twelve percent) for managing homes. |
